Dual-Pane Windows 101: What's Actually Inside Your Window

Extreme temperature swings. Glass expands and contracts with temperature. South- and west-facing windows in Inspirada, MacDonald Ranch, and Lake Las Vegas absorb the brunt of this exposure and tend to fail years earlier than north-facing glass on the same home.

Thermal stress on tinted or Low-E coated glass. Low-E coatings, standard on every newer Henderson home for energy code compliance, absorb a portion of the solar load. That heat differential between the inner and outer panes adds another layer of mechanical stress on the seal.

Age of Henderson's housing stock. Green Valley and Green Valley Ranch homes built in the late 1990s and early 2000s are now 20–30 years old. The original builder-grade IGUs in these homes are well past their typical 15–25 year service life. We see failed-seal calls from these neighborhoods routinely.

Different Henderson neighborhoods see seal failure at different rates based on age and exposure:

  • Green Valley / Green Valley Ranch — Established communities with original IGUs reaching end-of-life on builder-grade units

  • MacDonald Ranch & Seven Hills — Hillside homes with extensive west-facing glass capturing intense afternoon sun
  • Lake Las Vegas — Glare and heat reflection off the water adds to thermal load on lake-facing windows
  • Inspirada & Cadence — Newer construction, but still occasionally affected when a builder-grade unit had a manufacturing defect; warranty options often available

What You Can Do About It

Once a seal has failed, you have three realistic paths forward. None of them involve cleaning.

1. Replace the IGU only (glass-only swap). The aluminum or vinyl frame stays in place. Just the sealed glass unit gets removed and replaced with a new dual-pane assembly. This is by far the most common solution for a single failed window. Cost typically runs $250–$650 per window depending on size and glass specs (Low-E, tempered, etc.).

2. Replace the entire window (frame and glass). Appropriate when the frame itself is damaged, the home is undergoing other window upgrades, or you want to switch from single-hung to casement, change frame color, or add features. Significantly more expensive — usually $700–$1,500+ per window installed.

3. "Defogging" — proceed with caution. Some companies offer a service that drills small holes in the IGU, flushes the moisture, and reseals. It removes visible fog but does not restore the insulating gas fill, the desiccant, or the original R-value. The window will be visually improved but no longer functions as a true insulated unit. We generally recommend skipping this option and going to glass replacement instead.

Check Your Builder's Warranty First

If your Henderson home is under 10 years old — particularly in Cadence, Inspirada, or other recent developments — check your builder's warranty before paying anything out of pocket. Most production builders offer a 10-year limited warranty that covers IGU seal failure as a manufacturing defect.
